I just brought land in pune recently and came across this process, while there are various blogs from other people i found one thing missing. Everyone in other blog referred to Article code 6(1) but somehow its missing from the new IGR side. When i was able to find a workaround i thought of share these details to all of you...
Like other people mentioned there are 3 steps pay fees in 100 and 1000 format and then public data entry. But what i found in recent version we can pay both 100 and 1000 in one echallan and then do public entry to avoide missing article code issue.
Step 1 : Pay the fees
You have pay the fees of Rs. 100 and Rs. 1000 together.
1. Go to https://gras.mahakosh.gov.in/igr/
2. Under ‘Categories’, select ‘Pay Without Registration’
3. Type of User select Citizen
4. Select 'Make Payment to Register your document'
5. Select 'Pay Stamp Duty and Registration Fee together' and hit next
6. Select ‘District’, Select Office Name nearest to you
7. Select Register office
8. Select ‘Article Code’- select 6(1) ‘Agreement Relating to Deposit Of Title Deed’
9. Enter Stamp Duty 100 and Registration 1000
10. Fill your name, and property details and your PAN number
11. Fill Bank Name leave PAN Blank
12. Select 'ePayment" and choose bank.
13. Click ‘Submit’. You will get a pop-up with a number like “MH00264136459201314E”. Make a note of this number. Make the payment
14. Once the payment is done, you will get a receipt page. Save this receipt and take a print of this receipt. This is called ‘eChallan’ See the eChallan example at the end of post.
15 . You should save the pdf file of this eChallan
Step 2 : Complete data entry form
1. Go to IGR website www.igrmaharashtra.gov.in
2. Under “Online Facilities”, click on “Public Data Entry For Filing”
3. A page “Department of Registration & Stamps” will be opened (in same window or a new tab)
4. Scroll down till you see the button “Start Filing New Entry”, and click on it
5. A user registration/ login page will appear
6 .Create a user (like name_surname etc), create a password (Note down the username and password immediately)
7. Enter the details shown in captcha and click “Start Data Entry”
Following page will be opened:
8. Provide “Date Of Mortgage” - This date shall always be date of execution date. In most of the cases it first disbursement date of loan.
9. click “Start Filing Entry”
10. You will be on ‘Mortgagee Details’ tab on the page (your tab will be yellow)
11. If loan is from Bank, choose Bank otherwise choose NBFCS.
11. Select/Enter the respective branch office and click save.
12 On the Right hand side top, you will see a Token number like Token No is :9992001140509
13 Note down this number because this is what you will need to relogin to your form. THIS IS VERY IMPORTANT
After saving, the entry of the Bank will appear at the bottom of the page. If you want to edit the details then click on “Select” button beside the entry
14Click close when you are done with saving bank details
15 Now you will be on ‘Mortgager Details’ tab
16 Fill your personal details and Save the details, click close
17 Enter he property details which you have mortgaged and click save and close
18 Now you will be on ‘Payment Details’ tab select eChallan and enter chalan no. It will ask you if you have paid stamp duty and registration fee together.
You need 3 entry here.
a. First entry stamp duty paid during loan process, in my case Bank agent took 9700/- and he paid before giving me check. Create entry for that amount all details will be found on eSBTR form given by agent.
b. Pay 100rs Stamp duty and hit add, echallan number should be same here as step 1. (Note date of payment will show you the date when above a step payment is done, you can't change that)
c. Now create filling entry for 1000 rs with challan no.
19 After the above , click on "View notice" and kindly check the details of Notice. Make sure Stamp duty and filling fee are mentioned correctly,
If some corrections needs to be done, click on Back and make the neccesary corrections.
Press Submit when you are ready.
A PDF file of notice is generated.
20 . View and Submit to SRO TAB. Click on tab "Complete" and log out.
Step 3 ; Go to bank for Stamping (This is required in Pune, as many other blog said not required)
1. Print the pdf files generated above for eChallan of Rs.1100 and Notice of intimation.
2. Take the round stamp from bank/financial institution.
3. Get a copy of you ID Proof (like PAN CARD stamped by bank).
Step 4 : Go to registrar office (Haveli/ SRO) and submit the document over there.
1. Go to the registrar office selected while making the payment.
2 .Submit all the document.
3.They take Rs. 300 in cash.
4. They will generate a receipt of Rs. 300 and give an stamp over the receipt.
5. submit a copy of receipt from SRO to your bank/Financial institution.
